UNIT 8b, PATCHWAY TRADING ESTATE, BRISTOL

RGP were commissioned to deliver a scheme for the redevelopment of a 3.7 hectare site containing 6,698m2 of obsolete existing floorspace. The redevelopment provides two B2/B8 industrial units with office mezzanines. Units 8a (6,781m²) and 8b (4,304m²) total 11,085m2 with 127 car parking spaces.  
The development is designed to BREEAM Very Good and incorporates sustainable urban drainage systems, photo voltaic roof array, air source heat pump, EV charging for cars, bicycles & vans with the provision for future charging of 100% of vehicles on site.  
Unit 8b provides 4,304m² of B8 warehouse, office & ancillary floorspace with 4 dock levellers & 2 level access doors with provision for future installation of sprinkler tanks. The site includes a 50m deep service yard with 13 HGV parking bays, 3 van parking bays, 43 visitor & staff parking bays.
