A comprehensive phased redevelopment of a 9.44 acre site including a former gas holder, retail warehouses and a trade counter warehouse to facilitate a future Cross Rail track expansion.

The proposal enabled the relocation of the trade counter unit whilst facilitating continuity of trade and construction of a decked podium across the sloping site providing accommodation for 1,026 residential units over 6 to 18 floors , new retail floorspace, a new food store, onsite parking and servicing together with an extensive landscaped public park and amenity space.

Key features included; communal heat and power, solar on site power generation, green/brown roofs, grey water recycling, Passivhaus spec, micro-climate, green walls, delivery drone hubs, gym, nursery, local high street shopping and market.
